Types of Pests Most Common in Rental Property

Rental properties, whether residential or commercial, can be vulnerable to pest infestations due to frequent occupant turnover, lack of long-term maintenance, and shared spaces. The presence of pests in rental properties is not only a nuisance but can also damage the property, affect the health and comfort of tenants, and lead to costly repairs. As a landlord or property manager, it’s essential to be aware of the most common pests that can infest rental properties and take proactive steps to prevent or manage these issues.

In this article, we’ll explore the types of pests that are most commonly found in rental properties, the signs of their presence, and ways to address infestations.

1. Cockroaches

Common Species: German cockroach, American cockroach, Oriental cockroach.

Why They’re Common in Rental Properties:
Cockroaches thrive in warm, humid environments and are often found in kitchens, bathrooms, and basements. They are particularly common in rental properties with poor sanitation or places where food is often left out. Cockroaches are known for their ability to spread diseases, including salmonella and E. coli, making them a significant health risk.

Signs of Infestation:

  • Unpleasant musty odor
  • Fecal spots and smear marks
  • Egg casings (oval, brown, and about 8–10 mm long)
  • Live cockroaches or discarded shells in dark, hidden areas (under sinks, behind appliances)

Prevention & Control:

  • Regularly clean areas where food is prepared and stored.
  • Seal cracks and crevices in walls, floors, and around windows.
  • Use cockroach baits or traps to monitor and control infestations.
  • For severe infestations, professional pest control services may be necessary.

2. Rodents (Rats and Mice)

Common Species: Norway rat, roof rat, house mouse.

Why They’re Common in Rental Properties:
Rodents are attracted to rental properties because of easy access to food, water, and shelter. They often enter through small gaps around windows, doors, or foundations. Rodents can cause significant damage by chewing on wiring, insulation, and structural components. They are also notorious for spreading diseases like hantavirus and leptospirosis.

Signs of Infestation:

  • Gnaw marks on furniture, walls, or wiring
  • Droppings, often near food sources or entry points
  • Scratching noises, especially at night
  • Visible nests made from insulation, paper, or fabric
  • Odor of urine or feces

Prevention & Control:

  • Seal any gaps, cracks, and holes in the structure of the building, including around windows and doors.
  • Store food in rodent-proof containers.
  • Use traps and rodenticides to reduce rodent populations.
  • Regularly inspect areas such as basements, attics, and behind appliances for signs of rodents.

3. Bed Bugs

Why They’re Common in Rental Properties:
Bed bugs are notorious for infesting areas where people sleep, such as beds, couches, and even public transportation. They often spread between apartments in multi-unit buildings. Bed bugs are attracted to body heat and carbon dioxide, making them a significant concern for tenants who travel or purchase secondhand furniture.

Signs of Infestation:

  • Small, reddish-brown bugs (about the size of an apple seed) in cracks and crevices around the bed or furniture
  • Bite marks on the skin, usually in rows or clusters
  • Dark spots of bed bug excrement on sheets, mattresses, and furniture
  • Shed skins or eggs (tiny, white, and about the size of a pinhead)

Rental Property pest control

Prevention & Control:

  • Inspect used furniture and mattresses before bringing them into the home.
  • Use mattress and pillow encasements to prevent bed bugs from entering or escaping.
  • Regularly vacuum and wash bedding and upholstery.
  • If an infestation is found, professional extermination is typically required.

4. Ants

Common Species: Odorous house ant, carpenter ant, pavement ant.

Why They’re Common in Rental Properties:
Ants are drawn to food sources and can easily infiltrate kitchens, pantries, and even bathrooms. Carpenter ants, in particular, can cause significant structural damage by hollowing out wood for nesting. Ants are often persistent and can be difficult to eradicate if not properly managed.

Signs of Infestation:

  • Trails of ants, especially near food sources or along walls
  • Small piles of sawdust (for carpenter ants) around wooden structures
  • Visible nests in or around the property

Prevention & Control:

  • Keep food sealed in airtight containers.
  • Clean up food spills and crumbs promptly.
  • Seal entry points such as cracks in windows, doors, and foundation.
  • If the infestation is severe, consider using bait stations or calling a professional pest control service.

5. Termites

Common Species: Subterranean termites, drywood termites.

Why They’re Common in Rental Properties:
Termites are often a major concern in rental properties made of wood or those located in areas with high moisture levels. They can silently cause extensive structural damage by feeding on wood and other cellulose materials. Termites are often discovered only after significant damage has been done.

Signs of Infestation:

  • Hollow-sounding wood or walls
  • Discarded wings from swarming termites
  • Mud tubes along foundation walls (for subterranean termites)
  • Visible wood damage or frass (termite droppings)

Prevention & Control:

  • Regularly inspect the property for signs of termites, especially around wooden structures.
  • Keep wood and other cellulose materials away from the foundation.
  • Ensure proper ventilation to reduce moisture, which attracts termites.
  • Schedule regular professional termite inspections and treatments.

6. Fleas

Why They’re Common in Rental Properties:
Fleas are typically brought into rental properties by pets or previous tenants. Fleas can spread rapidly and cause significant discomfort for tenants. They can bite humans and pets, leading to itching and allergic reactions. Flea infestations are more common in homes with pets, especially dogs and cats.

Signs of Infestation:

  • Small, dark fleas jumping around the floor or on pets
  • Flea bites on humans, typically around the ankles and legs
  • Presence of flea dirt (black specks) in pet bedding or carpets
  • Itchy skin, especially in pets

Prevention & Control:

  • Regularly treat pets with flea prevention products.
  • Vacuum frequently to remove flea eggs, larvae, and adults.
  • Wash pet bedding regularly.
  • Use flea sprays or foggers for more extensive infestations, and consult a pest control professional for help.

7. Silverfish

Why They’re Common in Rental Properties:
Silverfish are nocturnal pests that thrive in humid, dark areas such as bathrooms, basements, and attics. They are drawn to starches and can damage books, wallpaper, clothing, and other stored items. Silverfish are not harmful to humans but can cause significant damage to property.

Signs of Infestation:

  • Small, silver or grayish insects with a fish-like appearance
  • Holes or irregular damage to paper, fabric, and food items
  • Molted skin left behind as silverfish grow

Prevention & Control:

  • Reduce humidity in affected areas using dehumidifiers.
  • Store food in airtight containers.
  • Seal cracks and crevices in walls, baseboards, and around windows.
  • Use traps or insecticides to eliminate silverfish.

Pests in rental properties are a common concern for both landlords and tenants, and they can pose significant risks to the property and the health of the occupants. By being aware of the types of pests most likely to infest rental properties and taking preventive measures, landlords can ensure their properties remain pest-free, healthy, and habitable. Regular inspections, proper sanitation, and prompt action when an infestation occurs are key to minimizing pest-related issues and maintaining a clean, safe environment for tenants
